RULES OF PROCEDURE FOR SALE OF IMMOVABLENESS in bankruptcy proceedings conducted against Mariali Jaronska in the name of the act: PO1P/GUp-s/470/2025 § 1. Subject matter of sale 1. The object of the sale is land property located in Kuny 135A, Kuny district, Władysławów commune, Turkish district, Wielkopolska Voivodeship. The property consists of plots of land marked with the reference numbers 811/2 and 812/1 with a total area of 0,4991 ha. 2. The plot of land number 811/2 is built in a single-family building with a space of 170 m2 and a garage building with an area of 55 m2. Land plot number 812/1 is an unbuilt area. The plots are adjacent to each other and are jointly enclosed and developed with the media. 3. For real estate there is a permanent book KN1T/00037593/0 by the District Court in Turku. 4. According to the local zoning plan, plot 811/2 is intended for housing areas (RM) and grassland, meadows and pastures (RZ), plot 812/1 intended for agricultural areas (R). § 2. Sales mode 1. The sale shall take the form of a written invitation to tender in accordance with Article 49111a. 2 Bankruptcy rights. 2. The sale shall take place at a price not lower than the market value specified in the estimated asset valuer's operation drawn up on 11 August 2026, i.e. 750 000,00.PLN (seven hundred and fifty thousand zlotys) 3. The syndicate may negotiate with potential buyers if the prices offered are less than 10% different, subject to paragraph 1. 2. § 3. Conditions for participation in the invitation to tender 1. The person interested in acquiring the property shall submit to the syndicate by 06.11.2026: 1. a written offer containing the price proposed, the details of the tenderer (inter alia: address, telephone number, e-mail address) and a statement of the legal and factual situation of the property, 2. a document confirming the identity (natural person) or a current copy of the KRS/CEIDG (legal person/entrepreneur), 3. confirmation of deposit transfer, 4. Statement of acceptance of these Regulations. The offer should be sent by post to the following address: Syndyk Ryszard Wiktorowski, PO Box 19,62-590 Golina, in a closed envelope with the inscription "FERT FOR IMMOVABLENESS PURCHASE" in KUNACH. 2. The interested party is obliged to deposit a security of PLN 75 000,00 (say: PLN seventy-five thousand) into a bank account held by the syndicate for that bankruptcy mass No 06 1240 1415 1111 0011 0352 8873 . The transfer title shall enter a security in the tender for the purchase of real estate in Kunach. The security shall be repaid to the tenderers whose tender has not been selected within 7 days of the date of the award. 3. The successful tenderer's security shall be counted against the selling price. 4. If the successful tenderer does not sign the purchase contract within 30 days of the settlement of the tender, the security shall be forfeit in favour of the bankruptcy. § 4. The opening and evaluation of the tenders will take place on 10.11.2026. 1. The Syndicate shall assess the offers for: • compliance with the regulations, • the price offered, • the capacity of the tenderer to conclude the contract. 2. The Syndicate chooses the most advantageous offer from the point of view of the interest of bankruptcy. 3. The Syndicate shall draw up a tender selection protocol. § 5. Conclusion of a sales contract 1. The sale agreement will be concluded in the form of a notarial act. 2. The buyer is obliged to pay the full selling price before signing the notarial act for the bankruptcy account. 3. The costs of drawing up a notarial act and court and tax fees shall be borne by the purchaser. 4. The property will be issued immediately after payment of the price and signature of the notarial act. Paragraph 6. Legal and factual situation of immovable property 1. The property is sold in an existing state, without any warranty or warranty from the syndicate. 2. The buyer declares that he has read the facts and legal status of the property, including the contents of the perpetual book. 3. The Syndicate shall not be liable for hidden property defects or possible inconsistencies in the records. Paragraph 7. Final provisions 1. The Syndicate reserves the right to: • rejection of tenders not complying with the rules of procedure; • cancellation of the sale without reason, 2. In cases not governed by these Rules, the provisions of insolvency law shall apply.
